Questions We Get Before the Truck Even Rolls

Answers for Oakland homeowners on what we fix, what we don't, and why a house built in 1965 breaks differently than one built in 2005.

How old does a garage door spring usually get before it breaks here?

It's less about age in years and more about open-close cycles, but since most houses in this area were built between 1938 and 2008 with a median around 1965, a lot of original springs are decades past due. If yours has never been replaced, a snap shouldn't be a surprise.

Do you work outside Oakland proper?

We cover Oakland and the surrounding area, including places like Piedmont, San Leandro, Emeryville, Berkeley, and other nearby cities and neighborhoods within roughly 15 miles. Call 1-510-229-3319 to confirm your address is in range before you book.

My opener is original to the house - is that a problem?

On a house from the 1960s or 70s stock common in this area, an original opener is likely a chain-drive unit with dated safety features and no modern reversing sensors. We'll check it against current standards and tell you straight if it's worth keeping or swapping.

Why won't you just quote a price over the phone?

Because a broken spring, a bad cable, and a failed opener board all look the same to a homeowner - door won't open - but they're different repairs at different costs. We'd rather look at it than guess and have the number change once we're there.

Work We Turn Down

We don't touch doors that are more patch than door. If the bottom panel is rusted through, the track is bent past true, and the opener is seized, replacing the unit costs less over time than chasing each failure separately, and we'll say so instead of running up a bill on a door that's done. We also don't do fire-rated door certification or commercial dock leveler work - that's a different trade with its own inspection paperwork, and we're not going to pretend otherwise.

On the homes built in the 1940s through the 1960s that make up a lot of the older flatland streets here, we sometimes find hardware that's been welded, re-drilled, or jury-rigged by a previous owner. If the frame itself has shifted or the header is cracked, that's a carpentry problem before it's a garage door problem, and we'll tell you to get that looked at first rather than bolt new hardware to a bad frame.

We also won't quote a repair sight unseen over the phone when the issue could be a spring, a cable, or an opener board - the fix and the price are different for each, and guessing wastes your time and ours.

What We Are Called Out For

  1. The most common call across this area is a broken torsion spring on a two-car door

Usually on houses from the 1960s and 70s stock that make up most of the neighborhoods here. Those springs have a working life measured in cycles, not years, and a lot of them have simply never been swapped since the house was built somewhere in the 1938 to 2008 range.

  2. Second most common

Opener failures, especially on older chain-drive units that were never updated when the door itself was replaced, leaving mismatched hardware that binds or reverses for no clear reason. Third is track and roller wear - steel rollers on bent track, usually from a car bumper tap or just age.

  3. The mild temperate climate here means we don't get the ice-jammed tracks or extreme temperature swings that cause seasonal spikes elsewhere

What we do see is slow corrosion on hardware in homes closer to the bay side, and general wear that tracks more with the age of the house than with the season.

Straight Answers

Do you serve my street? If you're in Oakland or nearby - Piedmont, San Leandro, Emeryville, and the other cities and neighborhoods within about 15 miles - yes. Call 1-510-229-3319 or find us at 1111 Broadway, Oakland, CA 94607.

Why does my spring keep breaking? A torsion spring is rated for a set number of open-close cycles. Houses here were mostly built between 1938 and 2008, median around 1965, and a spring installed with the original door is well past its rated life by now. Replacing it is usually a flat job, not a mystery.

Can you match my income bracket's budget? We don't quote by neighborhood income - the median household income across this service area runs around $148,801, but a spring job costs what a spring job costs regardless of the street.

Is my door worth fixing or replacing? Depends on the door, the opener, and how much has already failed. We'll look and tell you honestly which side of that line you're on.
